The applicant proposes to fill approximately 1.46 acres of wetlands, regrade the project site, and reconstruct the drainage basin to restore and enhance the original stormwater detention capacity along the I-45 Gulf Freeway overpass. The parcels associated with the project site are zoned for commercial development, and the applicant proposes a series of high-end small retail shops at those locations. The proposed redevelopment of the project site is meant to incentivize investors to reinvest in the area, with consideration of Houston hosting the World Cup in Summer 2026.
